  • Ideation.

    We take into consideration everything from the community’s own interests, the details and capabilities of the physical space itself. and our own understanding of what business(es) and/or thematic concepts would position the pop-up for the most success.

  • Outreach.

    Through San José Made and its many retail events, we continually survey our small business community to see who’s ready for a storefront space.

    In a Small Business survey conducted in June 2022 on our network of creative small businesses, 76% of 450 respondents communicated interested in working with San José Made and MOMENT for their first retail storefront.

  • Onboarding.

    Through MOMENT DTSJ, we have guided 20+ small businesses through the leasing and onboarding process over the past five years. In doing so, we proactively address any questions and concerns that small businesses may have when taking on a new storefront space.

    As our network of MOMENT DTSJ graduates grows, we can also leverage our relationships with these businesses to provide insight into their own experiences for any prospective retail tenants.

  • Clustering.

    Clusters of retail can be marketed to form destinations. Each “destination” is spotlighted as a place where shoppers can potentially spend multiple hours at. Shopping then becomes more than a convenience or a practicality, it becomes an experience: the greatest goal of all modern brick-and-mortar retail.

    Not only does clustering serve marketing purposes, but it can create a network and knowledge base for the small businesses within the cluster to rely on each other for advice, in-the-moment support, or insight sharing.

  • Activation.

    In any MOMENT project, tenants are able to work closely with our team to get an understanding of best practices from displays to decor to inventory management and everything in between.

    Additionally, our team has a growing network of resources and recommendations when it comes to performing introducing significant interventions to a space.

  • Promotion.

    We have 11+ years worth of experiences and strategies in growing a significant Bay Area audience and mobilizing this significant Bay Area audience to show up and support its creative small business community.

    San José Made events regularly see over 10K attendees per event with our most recent outdoor festival SJMADE Fest seeing 35K+ over two days in May 2023. San José Made has 47K+ Instagram followers and an email newsletter following of 30K+ subscribers (averaging 45% open rate).

  • Management.

    In five years and counting of managing MOMENT DTSJ, we have a quickly & continually growing knowledge base to help troubleshoot many common tenant issues.

    For the program itself, MOMENT can even manage the financial functionality of the program ranging from rent collection to sales reporting to utility payments to any of lease related items.

  • Reporting.

    Through our current and forthcoming projects, we collect monthly sales data from our tenants and routinely check in with them to get an understanding of traffic, trends, and areas of opportunity and improvement.

    In doing so, we can assess the health of a pop-up retail program, justify the need of such a program, and provide the city and property owners with actionable insight into how to refine and grow their retail districts.

What Does This Program Require?

Spaces Ready for Retail

The program requires spaces that do not demand significant tenant improvement interventions (e.g. rezoning) in order to host retail operations.

Empathetic Rent Structures

City and its property owners must work together to create a system where there’s a lower barrier of entry for small businesses with reasonable assurances for the property owners to recoup some of their expected normal rent. Property owners should be able to enjoy the potential upside of a given pop-up’s success (e.g. through percentage rent, tenancy beyond the duration of the pop up).

Funding For Our Services

At the conclusion of the initial duration of the program, we welcome the option of renewing our services orthat our knowledge base can be passed on to the city to be run internally in the future.
